Perched within 30km of the Auckland CBD yet battered by the full force of the coastal elements, this Greenfields residential development presented every challenge a landscape team could face. Engineered infill subsoil, strict residents’ association covenants, stormwater complexity, and a microclimate of salt, wind, and relentless sun.
The vision was ambitious from the outset. With multiple external living spaces — fire pits, covered patio areas, and roof gardens — the design needed to feel like a natural extension of the home itself. Exceptional drainage was non-negotiable; the building platform had to remain dry and functional for decades to come. A dog containment space was woven into the plan in line with body corporate requirements, and council sign-off on every element, including an outdoor fireplace, had to be secured without compromise.
All the while, the sweeping ocean views that make the site so extraordinary had to be preserved — sheltering inhabitants from the elements without ever closing out the vista.
Beneath the finished surface, the real work began. The engineered infill used during site preparation was poor subsoil — the kind of ground that gives gardens a short life expectancy. GreensceneNZ Landscapes responded with a programme of high quality imported topsoil and complex drainage infrastructure, designed to carry stormwater away cleanly and permanently.
Above ground, the residents’ association and design committee presented their own requirements. Resource consent conditions and covenant rules demanded creative workarounds to execute the design vision without diluting it. Plant selection was guided as much by survival as by aesthetics — every species chosen to earn its place in this punishing coastal position.
The result is a landscape that performs as beautifully as it looks. Sweeping ocean views frame outdoor life. Secluded beaches and bush vistas complete a backdrop that feels far removed from the everyday — yet the Auckland CBD is just a short drive away.
The gardens, maintained monthly by GreensceneNZ Landscapes with a particular focus on structural hedging, have established with purpose. Their health is a testament to the quality of ground preparation at the outset. The home went on to win a Master Builders Association Silver Award in the $2 million-plus category, with special recognition given to the landscaping design and build as a defining contributor to the property’s exceptional quality and livability.
